Do you own contaminated (or potentially contaminated) land in Montreal or a nearby city? Contact S.A.P. EXCAVATION for fast and effective soil decontamination.
With 20 years of experience in soil rehabilitation, our team ensures all work complies with Ministry of the Environment regulations for both excavation and transport to treatment sites.
Our interventions turn degraded zones into safe areas for people and the environment, making your future projects legally compliant.
We work in partnership with environmental engineers to carry out the work and restore your land’s compliance with standards, while also recovering its economic value.
Our contaminated land rehabilitation services are turnkey and customized to meet the specific requirements of each project.
We hold a general and specialized excavation contractor license from the Régie du bâtiment (license no. 5651-9432-01).
We are therefore authorized to demolish contaminated or non-contaminated buildings and to excavate beneath building foundations.
Depending on the contamination level, soil rehabilitation is mandatory before selling land or building (or expanding) on it.
Decontamination to an acceptable level is also required for excavation, grading, demolition, or in cases where commercial or industrial activity ceases or changes.
By law, soil rehabilitation is required when hazardous materials are released into the environment or pose health risks.
It is recommended to rehabilitate contaminated land as soon as possible to prevent the situation from worsening (migration of contaminants). This also reduces decontamination costs.
Not contaminated and may be used without restriction in all settings, including residential, institutional, and sensitive recreational use.
At the acceptable limit for residential, recreational, or institutional use.
Contaminated but usable outside of residential areas by businesses and industries, as well as for low-sensitivity recreational uses. Decontamination is mandatory for residential, institutional, and sensitive recreational settings like parks, schools, or daycares.
Exceeds authorized contamination limits and requires corrective measures until contamination levels are acceptable.
Must be transported to an authorized landfill. These cases fall under RESC (Regulation on the Landfilling of Contaminated Soils) and must follow its specific directives.
SITE HISTORY
The environmental engineer begins by documenting the history of activities that have taken place on the property and on adjacent properties.
SAMPLING AND ANALYSIS
The at-risk area is identified, and soil samples (core drilling at various locations and depths) are collected and sent to a laboratory for analysis.
If contaminants are detected in the soil (hydrocarbons, chemicals, asbestos, heavy metals, biogas, etc.) or in residual materials, their volume and contamination level are calculated.
The impact on groundwater will also be assessed: a sample will be analyzed in a laboratory to determine whether it is contaminated.
They must be pumped and decontaminated if their contamination level exceeds the compliance threshold.
DECONTAMINATION PLAN
If the land contains contaminants above the permissible limit, the environmental engineer will submit a decontamination plan to the Ministry of the Environment.
They will select the most effective soil rehabilitation option. The plan will include risk management measures, land use restrictions, and associated costs.
EXCAVATION AND DECONTAMINATION
The S.A.P. EXCAVATION team will carry out the contaminated land rehabilitation according to the environmental expert’s plan and, if applicable, a dismantling plan for any structures.
Our heavy equipment operators will perform the work rigorously and in compliance with Ministry of the Environment standards.
Using our electric excavator (quiet and emission-free), we will remove and transport contaminated soil by dump truck to an authorized treatment site.
We can also store soil or materials in piles on platforms for on-site treatment.
Once treated and brought within allowable contamination limits, the soil may be reused as backfill or cover.
If the contamination is too severe for treatment, we will replace the soil with compliant material.
We will then level the land and, upon request, carry out asphalt paving or sod installation.
Our soil decontamination excavation services may also include foundation underpinning if excavation beneath buildings is required.
